Building upon the 2021 refresh study, an A/E team was contracted to prepare construction documents for a multi-phase project to upgrade the HVAC system at the Morehouse Tower. The project was broken into two packages, critical scope and non-critical scope. While the project focused on work to the tower, the Concourse and Pavilion required minimal work to support the Tower improvements. 

 

The Package 1 – Critical Scope project included new heating hot water, chilled water, and a new boiler in the Tower 12 penthouse, new AHU in Tower 10, replacement of AHU-2 and AHU-1, HVAC improvements to Tower 9, and a new AHU in Tower 6, and other miscellaneous work.

 

The Package 2 – Non-Critical Scope project included electrical infrastructure upgrades, and additional AHU replacements in Towers 3, 4, and 5 and the Sky Bridge.

 

Within each package, phasing was outlined for each project component, as certain scope items required work in other areas to be completed first.  

 

AEC was the Engineer of Record and responsible for all designs for the mechanical, electrical, plumbing, fire protection and technology systems to support the HVAC infrastructure improvements. AEC prepared a detailed Basis of Deign and phasing plan for the required work, as well as construction documents and specifications.
