This project replaced and enlarged the existing Harbormaster Facility with a 7,400 SQ FT single-story building. It provides watercraft rental, retail, food service, lobby, and toilet rooms and showers. The Project also constructed a 1,350 SQ FT porch and outdoor patios for public dining. // AEC was responsible for design of the mechanical, electrical, plumbing and technology systems. The new HVAC system is comprised of eight condensing style propane-gas fired furnaces and air-cooled condensing units. The building will be separated into six fully conditioned zones to maximize comfort and efficiency. New domestic water service will be extended to the building to support the kitchen, showers, and restrooms. New lighting will be energy-efficient LED Luminaires with both local and centralized control systems. Lighting also includes daylight harvesting controls via photo sensor in spaces with exterior windows. Designs were also provided for normal and emergency power, telecommunications infrastructure, fire alarm, A/V, DAS, and other necessary building systems.
